When we look at various sites or meet Agents, we start for checking Property rates. These rates are mentioned in various sites as per square ft or per square meter. To bring it on par we can convert the square meter to square feet or square feet to square meter. Also, we see that some Builders have mentioned rates in Super Built up area and some of them have mentioned in Carpet area.<\/p>\n\n\n\n<p>Though it is mandatory to mention area in carpet area as per RERA, but we find many Builders have mentioned the rates in Super Built up area. So, we get confused in comparing the rates of different Builders.<\/p>\n\n\n\n<p>For easy convenience of buyers, we explain here the various terms used by Builders at the time of sale of property in the form of flat or builder floors.<\/p>\n\n\n\n<p><strong>Carpet Area<\/strong> This is the area of the flat that can be covered by carpet., rather this the usable area of the flat which includes living and dining room, bedrooms, bathroom, kitchen. Under RERA The area taken by the internal walls of the flat is also included. The carpet area excludes the external wall of the flat. Carpet area is usually 60 to 70% of Super Built Up area.<\/p>\n\n\n\n<p>Under RERA it is mandatory to quote the price based on carpet area.<\/p>\n\n\n\n<p><strong>Built Up Area<\/strong> This is the carpet area plus the area covered by the walls, balconies, verandas terrace and exclusive corridors. This is for exclusive use of flat owner.<\/p>\n\n\n\n<p><strong>Super Built-up Area<\/strong> This is the saleable area. It is Built up area plus your proportionate share of all the common area, including the lifts, corridors, clubhouse, parks, landscape, sewerage treatment plants etc.<\/p>\n\n\n\n<p>So, once we understand the different terms, we can easily compare the rates quoted by various builders on equal footing.<\/p>\n\n\n\n<p>Now you can notice that Super built up area rate per square feet will be lower when we compare it with carpet area. Per square feet and when you compare the rates with Price Trends and comparison data at various sites, rates are compared in Super Built up area rates of property you are looking for and that area and in case your prices are quoted in carpet area, you need to convert it into Super Built Up area.
