Investing in Land, Flats and floors.

Investing in land offers high capital appreciation, low maintenance, and high flexibility. This is the most convenient forms to invest. Land is sold by state development authority on lucky draw basis. Residents can easily apply provided they satisfy the terms and conditions. Once they apply and they get land on lucky draw, they can resell the land after lock in period or as per the terms and conditions of offer.

It is difficult for NRI to apply and follow as they are at far away locations and many times are not able to fulfil the conditions. But they can always buy it on Resale at premium and then wait for some time and expect the appreciation.

Land is offered on square feet or square meter basis This is easy to handle and good appreciation is there when land is sold by state authority like GMADA etc.

Land is also on sale by private builders. Here Residents and NRI both can apply with ease after searching it on sites. Here NRI can also easily become first allottee and wait for the time to appreciate. Here the appreciation is always lesser, but still, you can reap good benefits. Land is easy to sell.

Flats is another form where Residents and NRI can make Investment after searching at various sites, based on their decision, they can invest in premium flats with greater facilities or in easy to sell smaller flats. The amount of Investment is high in premium sectors, areas and with facilities like landscape, clubhouse, gardens approach roads, highways and metros are nearer. These flats also attract higher maintenance cost as more facilities are there. Before buying we must study the Builders background, reputation, past projects and timely competition. Also, buyers must follow the RERA site as we pay progressive payments for these flats.

These flats are safer and provides you with high, Rentals, so if you plan to resettle in India, then this is good buy. As after living abroad with higher standard of living, you find these flats as convenient after you move back. But their resale takes a little longer time. Investment in smaller flats with lesser facilities, and low maintenance cost are easier to sell with appreciation.

Floors is another way to invest in property; this is good for living with standards of construction and bigger spaces This suits the buyers who do not require much of common facilities. They are generally cheaper than flats with comparable spaces and construction. These are difficult to resell as every buyer argues about designs as now a days design and specification etc changes at faster speed. But these are generally handed over in time as these involves smaller builders and where lesser permissions etc are required. In floors buyers get the good parking facilities and these are very much inside the city near to commercial locations and facilities.
